Terms of Service

The short version: this site gives you a well-sourced estimate and an education. It does not give you a tax determination, and it does not make us your advisors.

These terms govern your use of this site and our companion site covering the same subject, both operated by Conquest Advisors ("Conquest", "we", "us"), a licensed New York real estate brokerage. By using the site you accept them.

What this site is

An educational guide to New York City's surcharge on non-primary residences, together with a free tool that looks up the Department of Finance market value published for an address and estimates the surcharge that would follow from it.

What it is not

It is not legal, tax, accounting, or appraisal advice. Reading this site, using the checker, or receiving a report does not create an attorney-client, accountant-client, advisory, or agency relationship with Conquest. Do not act on anything here as a substitute for advice from your own attorney or tax professional about your specific situation.

Estimates, and their limits

Our figures are computed from public records under rules we publish on our methodology page. They are estimates. They are not determinations of your tax liability, and they can differ from what the city assesses.

Public data can be stale, incomplete, or wrong. Buildings get reclassified. Records are corrected. Rules and deadlines change, sometimes at short notice. Your official Notice of Property Value and any correspondence you receive from the Department of Finance govern over anything on this site. Where a date matters, confirm it against the Department of Finance directly before you rely on it.

The free report

We provide it at no charge and with no obligation. We may decline or withdraw it, and we may stop offering it. Where a property's records are ambiguous — a co-op without a published per-unit value, a mixed-use lot, a building whose class is in dispute — we will tell you so rather than present a number with false confidence.

Acceptable use

Brokerage services and fair housing

Conquest is a licensed real estate brokerage in the State of New York. Any brokerage relationship arises only from a separate written agreement, never from this site. We conduct our business in accordance with federal, New York State, and New York City fair housing law. Equal Housing Opportunity.

Intellectual property

The text, design, analysis, and compiled datasets on this site belong to Conquest. The underlying public records do not, and we make no claim to them. You are welcome to quote or cite us with attribution and a link.

Third-party links

We link to the Department of Finance, the Tax Commission, published statutes, and press coverage. We do not control those sites and are not responsible for their content or availability.

Limitation of liability

The site and the free report are provided "as is", without warranties of any kind, express or implied. To the fullest extent permitted by law, Conquest is not liable for any indirect, incidental, consequential, or punitive damages, or for any decision you make in reliance on an estimate published here. Nothing in these terms limits liability that cannot be limited by law.

Governing law

These terms are governed by the laws of the State of New York, without regard to its conflict-of-laws rules. The courts of New York County, New York have exclusive jurisdiction over any dispute arising from them.

Changes

We may update these terms. The date at the top of this page reflects the current version, and continued use of the site after a change means you accept it.
