What the ranking shows

Exposure isn't about how big a building is — it's about how much of it sits above $1M in DOF value. 520 Park Avenue tops the list with 43 units, 84% of them over the threshold, most in the 5.25%–6.5% bands. Manhattan House, by contrast, has 490 units but only 5% over the line, which is why it ranks lower despite its size. The tax rewards a specific profile: newer, high-floor, ultra-prime — and that is what decides the order above.

For owners, the number that matters isn't the building's total — it's their own unit's DOF market value, which is almost always far below the sale price. A residence that traded for $20M might carry a DOF value of $4M and owe 5.25% of that. The only way to know is to look it up.
